- FramingThis 38 unit apartment building consists of two-bedroom and mostly two-bathroom units in five stories with 4,000 SF ground floor retail podium, 5th floor roof deck, 2nd floor roof garden, and Klaus auto stack parking system for 40 cars. The 42,000 SF of new construction is a concrete post-tension cable podium with wood framing from 2nd floor to roof. Our team met the challenge of working in a tight urban setting with building built to all property lines and bounded by overhead power lines and two major thoroughfares, including Ashby, which is designated a state highway and governed by Caltrans.
- New ConstructionThis five story, 129 unit and 165 bed assisted living facility features roof top courtyards and cold water therapy pool and totals 121,000 SF and $29 million of new construction. Structural design adapts to the bay mud fill with a 4 foot mat-slab foundation which required a 4,000 cubic yard concrete pour for 18 continuous hours.
- DemolitionA new 4-story mixed use building of approximately 11,800 square feet over partial basement. The project includes the demolition of the existing 2-story building. Located on Kearny Street in San Francisco, this building will serve as the Buddhist Universal Church Resource Center for the teaching and study of Buddhism. The project includes classrooms, meeting spaces and warming kitchen; “A Communal” 3BR apartment used as housing for senior/elderly Church members, this space includes an attached exterior Zen garden. Also included is ground floor commercial space. An enclosed pedestrian bridge to connect this property, over an easement, to the adjacent building on Kearny St. and through that property to the Buddhist Universal Church on 720 Washington St. As this is a high density urban infill project, it poses many challenges, such as shoring and underpinning of adjacent structure, many decades old properties as well as bringing upgraded utilities across a major San Francisco artery.
- Landscaping40-unit apartment conversion of historic 1920's building in the Beulah Heights neighborhood of Oakland. 2-acre property containing a vacant senior facility (built c. 1928), duplexes and single-family bungalows, and apartment complex. The vacant facility will be converted into 40 condominium units and included balconies and patios, installation of bay-friendly landscaping, energy-efficient illumination; and other improvements approved by Oakland's historic preservation program.
- PatiosThis 200,000 square foot mixed use high rise will have a ground floor restaurant, 6 levels of parking, and an entire amenity floor for residents with exercise studios, meeting rooms, and outdoor patios. There will be 130 apartments, 96 of which are two and three bedrooms. JCM became involved early in this project and provided significant input during Design Development and Schematic Design.

- PaintingJCM assisted in renovating this 77,000-square foot 5-story single-room occupancy hotel. The work included the construction of all new fully ADA-accessible units, and in all other units, new finishes, cabinets, and light fixtures. In the public spaces, the renovation included new finishes in corridors, a new layout on the first floor, including a multi-purpose room and teaching kitchen on the first floor, an enhanced entrance, exterior painting, a new roof, elevator upgrades, and upgrades to the outdoor patio area for residents. This project was quite challenging as it pertained to precise coordination, as residents were relocated in phases to allow work to be performed in groups to minimize impacts on residents and visitors.
- MasonrySeismic upgrade of a four story unreinforced masonry building in San Francisco totaling $5 million that transformed this out of date space into a first class office and retail space in the heart of Union Square. The project was executed as a design/build contract.
