Hi, I am a former resident of Isbell property on 604 Atlas Ave. in Killeen. This dishonest “pet friendly” Isbell Rental Properties was not so friendly after all. We had our own house before, and we had no idea that the company would be so greedy and dishonest. The carpet in the house that we moved-in had gum and it smells also (we didn’t include smell in move-in list because we didn’t know how to prove it). When I stopped by the office and told about it to a woman at front desk she recommended to me search on internet for solution. We are always paid our rent on time. Before move-out we did everything according to contract (pest control and thoroughly cleaned carpet with pet enzyme and lean the whole house also. We even bought some new blinds because some old were missing parts and we didn’t write it down because it was not big deal for us. The cost was around $400.00 plus many hours of our time to make it perfect). I thought if you would be nice to them they will keep their promise, but I was wrong. The house was spotless and an inspector was very pleased and told that house looks great and has no pet odor. A few days later a received call from inspector who told us that carpet in master bedroom smells. He said they maybe will replace it in master bedroom only. But Property manager Josh Isbell said that our dogs are urinated in whole house. First of all, two rooms of the house were used as storage and dogs not even been there. Second, our dogs were 5y.o and not pups. I also took only part time school to make sure we are not leaving our dogs along for a long time. So that was completely a lie.
The true is that he and the owner of the property of course did not want to give us money back. So the point is if you are pet owner make sure you write down that the carpet is smells even if it looks good (unless you know 100% the carpet is new) because we left spotless carpet and it had no smell, but we had been charged for new carpet which I didn’t believe they will replaced. If I were you I would be very cautious and protect myself by writing down every even small thing. I also wouldn’t spend my money and time for cleaning and pest control because I doubt you will have your house deposit money back.
I hope future tenants will learn from my experience and will not be the next victim of this company. Good luck to you all.
P.S They also refuse to pay us back for the lawn care even though it was stated in our contract that it is the landlord responsibility which cost was more than $1000.00.
Total of money was made off of us around $3,000.

BEWARE!!!

Renters and Home Owners Beware! After renting a house from them for 2 years I would never trust them with my my home! The house we rented was in a state of disrepair that we made livable with numerous repairs and improvements. We put up with the rude and snarky staff of Isbell even after they ignored dozens of well founded work orders and put up with nickle and diniming rent payments and lease renewal. The final straw for us came after we moved out. The security deposit had numerous unfounded charges on it. The business ignored our attempts to dispute these charges entirely. If we were not moved across the country we would have surely pursued legal action.

WORST RENTAL COMANY IN KILLEEN!! You will not get any of your deposit back no matter how clean it is! It's sad that people have to stoop to this level, I hope they get there's in the end. Do not go through this rental company, they're just one big headache!

Check List is Part of Move Out

When all renters move into Isbell Property Management Rentals they fill out a check list of all problems and then problems are addressed and resolved. However, the owner governs what is spent and how much and not Isbell Property Management. When renters move out the check list from check in is part of the move out with a check list of present conditions. An move out inspection is made and provided for the renter. No one dollar is used from deposit that damage is not caused by renter. Isbell Property does take pictures of the entire house inside and out and verification of damage is coordinated with renter. If owner caused damage it is only fair that cost go to the renter and not the owner this is sound practices.Verna

They Do Help

Isbell Property Management does a good job in proving help for renters. They understand the needs of military and will work with you - provide the orders and 30 days notice and they will not cause problems in you moving.They are on call even if office is closed, just call and they do respond. They do not over charge and provide excellent maintenance

Isbell Properties does not make repairs unless required and limited to a $300.00 limit without notifying owner and only lowers rent when permitted in contract. Sewer problem not part of the problem and not verified by renter. We never not pay owners their just rent - withholding is not legal and we operating on a legal basis. We stand by out word and it is verifiable.

You Cannot Control the Owners

Isbell Property Management provides a professional service and minimal cost. Responses are quick to resolve problems. Management means just that - the owners have the responsibility for the final say concerning upkeep and repairs and not management. Isbell Properties cleans to the best ability and if you do not like the rental others are available with different owners and quality improvement. Just ask and the problem will be resolved. Isbell Properties does not desire unhappy renters and will respond to the condition and situation. Please remember Isbell Property Management and all property management companies must have approval from owners for upgrades and repairs.

Lousy property managers

I will have to agree with RJ. They are very rude and nickel and dime you to death once you move out and don't want to give any of the deposit back. My niece lived there for one year and the place needed a lot of repairs before they moved. Isbell was provided with a list and pictures of everything that was wrong and they repaired absolutely NONE of the items but when my niece moved out, Isbell told them they couldn't get the deposit back because there were so many problems wrong with the place - ALL OF WHICH WERE DOCUMENTED WITH PICTURES BEFORE THEY EVEN MOVED IN. I feel sorry for the owners of the properties they manage because basically all they do is collect rent. They do not fix any of the problems. My nice was without air conditioning during May, June and most of July this year and they kept sending out their handyman to repair it and he knew nothing about how to fix it and kept ordering parts that didn't fit. They finally had to hire an air conditioning person to come fix it. My niece has been out of there 1 1/2 months and have still not received their deposit refund.

With having little time to move and not many options, I came here. Although the Bridgette was pretty helpful during my search for an affordable place to live and very nice during my the terms of my lease,the wife of the owner, Verna, was a nightmare. I was kind, respectful and have a clean rental history with steady income. That did not stop her from being rude. It's almost as if she expects the worst from every tenant. Not a good way to run a business. She would announce from her back desk my financial information to assist Bridgette in completing my paperwork, (ex. She can't afford it by herself! I've been burned before!) answer the phone as if it was the LAST thing on earth she'd rather be doing, and would talk to me as if I was a child. She never addressed me when I walked in the door. Her overall demeanor was deplorable. I was NEVER late on rent, and even gave TWO months notice when it was time to move. The inspector that came before move out asked if I had a professional clean the place because it was immaculate. I replied no, but appreciated the compliment. He stated he saw no reason why I shouldn't get my safety deposit back. Well, that didn't happen! The Isbells nickel and dimed me. And after I thought the nightmare was over, I received a water bill for the last month of my lease. It was about 300.00. The kicker, is that I had been living in my new place of residence for that month. never before had my water bill been more than $75.00 or so. The only water used was to have the carpets cleaned. Other than that, I had turned the faucets off. After being bounced back and forth between the utility department and Isbell, both placing blame on the other, it was determined by the Utility department that the leak was from the property. Do you think Isbell paid it? NO! Not even so much as an apology. The said the property owner was NOT going to take care of it, and neither were they. Look elsewhere and learn from my mistake. Don trust them with your money or your real estate.

Horrible experience and worst ...

Horrible experience and worst property management company in killeen. Like pulling teeth just to get a monthly statement. Non-emergency Repairs being made without consulting me first for approval. Chose this company because I liked the fact that company was ran by retired Military and was told that Verna and Jack (RET Chaplain) would be managing my home, instead find out that their son Jack was managing property and he was rude and unprofessional on many occasions, that is when I could get a response from him. He tried to tell me I had a $3000 sewer repair I needed to make and his maintenance company could handle but when I talked to the tenants and roto rooter, they both said that was crazy and that the toilet was just clogged. Once he found out I talked to tenant and plumber I never heard about the sewer issue again. My home sat for several months not being advertised while I was in Iraq then when I finally asked about it I was told it had been rented. My other property management company notifies me of any and all changes with my other property, but not Isbell, they do whatever they want and have no interest in taking care of homeowners. How many months had they been collecting rent I dont know about???? They also lowered the monthly rent price without letting me know. Josh told me that my house wasnt worth what it was the first year it had been rented which makes me wonder what condition they allowed the house to be left in. I never received any type of pictures and according to the first set of tenants I had, the company never did any type of monthly inspections as promised when I signed on with them. Couldnt wait for contract to expire and get someone else to care for my property. Dont get sucked in by low rates because it is truly not worth the nightmare of dealing with this company. They lie from the get go about their quality of services and when you call them on something they get very rude and have horrible customer service.

We permit individuals to cancel contracts when others do not. We do not charge for fees other than rental and when repairs are required. We do not have hidden fees - none. We do ask all requirements be met by both the owner and renter and nothing more. When we make a deal we stand by it - too many of our clients agree and continue with us. There will be negatives but this is part of business but check all with whom we associate and you will find we are trustworthy and not after your money but after you and your family well being. As a Retire Chaplian I stand by this - come by and let us talk.

DO NOT ALLOW THESE PEOPLE ANYW...

DO NOT ALLOW THESE PEOPLE ANYWHERE NEAR YOUR HOME. While I was deployed to Iraq, I hired Josh at Isbell properties to manage my home for the last few months of my deployment. We were very impressed by him in the beginning until he got his payment. After that he would NOT return our phone calls and in 3 months only visited our home ONE time. He repeatedly told my wife "let me do my job" when she called or emailed with questions. It often took over 2 weeks to get a response, if we even got one. It took a month to get pictures of our home. 2 days before we were set to move into our home he would STILL not return our call and let us know when we could come pick up our keys. We called on memorial weekend, and his mother(who is also his boss) called and flat out told me that I was WRONG for saying I was unhappy with the service I have been getting, and that her son does not return phone calls. Their customer service is horrible and when we finally got back into our home when I returned from Iraq, it was in shambles. Our oven was broken, stains on the carpet, and our once WHITE grout was black with blue crayon marks on a large portion of it yet he signed off that the house was in good shape. PLEASE DO NOT DO BUSINESS WITH THESE PEOPLE, YOU WILL NOT BE HAPPY.

No worries!

"We were very nervous about our move out of Texas and uncertain about leasing our new home. I found that Jack Isbell the owner of Isbell Property Management is a retired Chaplain from the Army and asked him to help. I could not believe the results – before we had moved out of our home – he had a renter waiting for us to move out so they could move in. Since our move, we have not worried about the care of our home because Isbell Property Management also owns their own Maintenance and Construction Company and all is cared for quickly no wait and no worry."~Anthony and Deana Collins
