- FlooringMain floor addition & remodel This West Seattle home had seen its share of remodeling, and yet a proper foundation was never installed in its many years. This was rectified at the same time a small entry addition and landing was added. But the real work was in substantially rearranging the main floor plan, flip-flopping the kitchen and dining area, expanding the main floor bath, and then adding a bath to the basement. New flooring with radiant heat keeps the house cozy and compliments the contemporary finishes and exposed beams. Completed 2022.

Task number one was to bring that area back to as level as possible. Then the remodeling could begin: new windows and doors, kitchen and two baths, new wood flooring, stairs, railings and the rest. Even the basement had a bit of a makeover for what now feels like a brand new home. Completed 2021.

- FramingBasement & garage The goal: to upgrade heating for this beautiful U-District home, finish out the basement into a large mother-in-law unit, by adding a basement bathroom and kitchen. Also to build a new 2-car garage in the back yard, and create a laundry room upstairs. The project involved foundation and concrete work, along with new steel beams and framing in the basement area. Final finishes included Ikea cabinets with solid surface countertops and a floating wood floor. Completed 2008.

- FireplacesFauntlee whole house remodel This 1950s with good bones suffered from an uninviting entry with a monolithic fireplace chimney, too-steep concrete steps and an interior plan that was cramped and dark. The new design added bedroom space at both floors where that fireplace was, raised the ceiling in part of the main floor and completely reconfigured and opened up the floor plans on both floors. The result is an elegant, contemporary home filled with light and lots of art, including a steel piece that featured as part of the entry floor. Remodeling the carport at the front of the home into a steel and Ipe structure with a green roof makes the transformation complete. Completed in 2019.

- CarpetingKitchen & main floor Their kitchen was a magnet for guests while entertaining, but it felt boxed in and with walls on three sides, it isolated everyone in there from the party. That, and the white-washed wood cabinets, vinyl flooring and carpeting everywhere else was the impetus for a main-floor remodel that included the kitchen, all flooring and an adjacent staircase. - Room AdditionsKitchen and living room addition Sometimes a very small addition can make a huge difference. The main floor of this 1920s Wallingford bungalow was dominated by lots of tiny rooms. The dining room was closed off by a door from a dead-end kitchen, while a tiny main floor bedroom behind it was the only exit into the backyard. A 2' addition on that small room allowed it to be converted into a living room that blends naturally into the kitchen space, and provides attractive access into the yard. By opening the wall to the dining room, this is now an open, light and bright space that is well loved and perfect for entertaining. Completed 2017
- New ConstructionThis is the most useful website you’ve never heard of. You can look up any construction service provider licensed in Washington State on this site and check for current licensing, bonding, insurance limits, workers’ compensation account, Department of Revenue account AND see if they have had claims filed against their company, and the outcome of those claims. It’s a little finicky when you type in a company’s name. If you are looking at ABC Plumbing, it may have gone into the system as A B C, A.B.C., A. B. C., or ABC. You have to type it in exactly as it was entered by L&I or you won’t get a result. You can also look up by owner name or contractor’s license number.
- DemolitionWhole house remodel It’s not every project where you find a root cellar hidden behind sheetrock and a structural hold-down attached to nothing, among other surprises. This pushed the scope of work to the entire main and upper floors after initial demolition, along with a good portion of the basement. The resulting remodel is a solid nod to the craftsman provenance of the house, melded with contemporary updates. The weird ‘70s-style windows upstairs are gone, along with an odd bay window at the entry. Completed 2022.
- SunroomsMajor remodel & addition This West Seattle house was a fixer when it was bought in the '40s. Replacing the trim and siding, and installing new wood clad windows maintained the look of the original while improving and insulating the house. A dry-rotted sun porch in the back was demolished and replaced with a larger sunroom and deck, creating some useful outdoor space. Finally, a full kitchen and bath remodel brought the home to functional grace.

- DrivewaysBasement remodel Finishing out the basement was high on the list of priorities after purchasing this West Seattle property as a retirement home. A treacherous stair, a very narrow driveway and visible water infiltration were among the design challenges overcome in the process. Adding a “short” main floor coat closet allowed for a comfortable new stair. A robust drainage system under the slab whisked away the water, and a widened driveway now allows the car door to actually open when parked there. Wins all around with this beautifully finished basement space. Completed 2021.
