AMATEUR.

This guy spent about 90 minutes on his copmuter typing up a report and maybe 30 minutes doing the actual inspection. He won't do anything until you sign his "visual/cursory inspection" contract. And his contract has a clause that states "Items not included for home inspection: siding, funrace, solar systems, intercoms, telephone, cable/sat tv jacks, wiring, windows, doors, appliances (washers, dryers, refrigerators, dishwashers, cooking appliances, etc), lawn irrigation systems, antennas, centeral vac, outbuildings, pool, hot tubs." Is there anything he does include?



The first things he checked were all of the appliances. He tried to pop a bag of popcorn and the microwave didn't pop it. Then he said, "THAT'S WHY YA HIRED ME. This microwave needs to be replaced." Well, it was brand new so it was still under warranty from Lowes and replacements are free. And that's not why I hired you; I hired you to find any issues that I couldn't find myself, such as major plumbing and mechanical problems.



Next thing he does and crack a dozen terrible jokes and chat it up with the real estate agent (who recommended him to me). I should have told him to get out after his first stupid joke.



I followed him everywhere, but he was quick to escape me, maybe I asked too many questions? There were a few things that I checked myself during his inspection, that he DID NOT CHECK, and he said "I'll put that in the report." Did he not know to check the bathtub for a slow drain? It's in his binder, but he didn't check for it...



He pointed out some random things like loose recepticle covers, loose toilet tanks, and a water damaged spot on the ceiling. Which he quickly probed and ruled out as it was "dry". In the attic he noted I had an exhaust fan in the roof. But he didn't test that it was working.

***After I moved in, I found the fan was in fact NOT working. That was a $85 repair.



While in the attic with Forrest, he didn't notice much was wrong up there; I guess it was too hot and he was too wide to fit through towards the back of the attic to inspect any further than he could fit.

***After I moved in, I double checked up there myself. I quickly saw the bathroom exhaust fan was venting directly into the attic. HOW COULD HE MISS THAT???? I also found some electrical wiring with black char marks around the surrounding wood. The wires were melted so I had to repair them myself. ANOTHER MISS BY FORREST!!!



Forrest also checked the utility room, briefly. He walked in there and said "There is no washing machine, so I have no way of inspecting that." He said that word for word. Even though it clearly says in his contract that he does not include appliances in his inspection... That does not mean he is exempt from checking the washing machine drain though, right? Apparently it does. His report mentioned NOTHING about the washing machine drain.

***After I moved in, I ran one load of laundry in my washer, the plumbing overflowed in the kitchen sink and in the utility room. Then the kitchen sink gurgled for a minute while it slowly gravity drained down. I found one of the drain pipes from the washer drain stack was loose behind the drywall and was repaired with CAULK! I'm still repairing that one. In the hole about $75 for new pipe; I imagine a plumber would charge $200 or more for the job.



I am still in the works of finding new problems that Forrest didn't find during his inspection, 2 weeks ago. From my experience, I DO NOT RECOMMEND ADVANCED INSPECTIONS.



BEWARE. This guy is an amateur.

Loose plumbing drain pipes, bathroom exhaust fans venting directly into the attic, broken attic exhaust fan, improper electrical grounds, etc. This guy missed a bunch of things he SHOULD have caught. From my experience, I DO NOT RECOMMEND ADVANCED INSPECTIONS.
